Kindly note that this is a personal home so please take good care of it as if it was your own. Bruntsfield Place (less than 50 metres away) has excellent and varied bus services connecting to all parts of Edinburgh—the Old Town, city centre, and everywhere else. Haymarket Station is just an 18-minute walk for train access.
Everything in Bruntsfield is walkable.
The Meadows and neighbourhood parks are your doorstep.
This is the ideal balance—peaceful, green, and genuinely connected. NOTE: Please be aware that candles, tea lights and ethanol burners are not allowed in the flat. This is a self-check-in property and you will be requested to verify your identity before being able to check into the flat.
You can check in any time of the day as long as you respect our standard check-in time. Also, we charge £50 for each set of lost keys (security keys may cost more). For security purposes, there may be an additional cost to replace the locks.
So, please keep your keys safe :) There is a zero-tolerance policy for smoking on the property.
If our team discovers any evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.) we fully reserve the right to charge a £300 GBP smoking fee, at a minimum. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity we reserve the right to cancel your stay (without refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.

Great flat, clean, warm and spacious. The location was excellent- easy walk into Edinburgh across the links and meadows. We thoroughly enjoyed our stay.

Idéalement situé proche du centre mais pas trop, quartier calme. Grand appartement traversant avec tout ce qu’il faut pour passer un bon moment à Edinburgh.

We had a great stay in this beautiful apartment. The kitchen and bathroom were both clean and the kitchen was well stocked. Our only problems were with how cold the place was even with the heating up quite high (bring extra blankets if you can) and with some noisy neighbours one night (bring earplugs just in case). But everything else—the location, the amenities, etc were perfect.
