Kindly note that this is a personal home, so please take good care of it as if it were your own. The property is easily accessible by public transport and car. It is situated within close proximity to Edinburgh Waverley station, just 3.4 km away, and Brunstane station, which is 4.2 km away. Edinburgh Airport is a 30-minute drive from the property. A quick note for guests: Edinburgh has introduced a visitor levy (city tax) on all bookings starting from the 24th of July 2026 onwards.
This tax will be included in the accommodation price. This property is a self-check-in property, and you will be requested to verify your identity before being able to check into the flat.
You can check in any time of the day as long as you respect our standard check-in time (3 PM). Also, we charge £50 for each set of lost keys (security keys may cost more). There may be an additional cost to replace the locks for security purposes.
So, please keep your keys safe. There is a zero-tolerance policy for smoking on the property.
If our team discovers evidence that this rule has been breached (e.g., smoke smell, ashes, butts, etc.), we fully reserve the right to charge a minimum of £300 for the smoking fee. We do not allow parties, large gatherings, loud noises, or outside guests.
Should we receive sufficient evidence of such activity, we reserve the right to cancel your stay (without a refund) and may involve a security team to evict you. Any associated cost will be charged to you via your security deposit.

A washer is also provided for your convenience.

Both rooms are tastefully decorated, with beds dressed in complimentary hotel-quality linens. Great place to stay. True to what was shown in the picture.
The place is clean and comfortable. All the kitchen utensils are complete and it is peaceful and just near the bus stop. Great!
